What roofing work do you do?

Flat-roof waterproofing in liquid-applied polyurethane and torch-on bitumen membrane, thermal insulation and screed, leak detection and repair, parapet and expansion joint treatment, roof drain and outlet works, and annual maintenance inspections. We work on villas, labour accommodation, warehouses and tower podiums. We do not install pitched clay or metal roofs.

How much does a roof survey cost?

A full survey with a written report, moisture readings and photographs is AED 450 for a villa and AED 950 for a commercial roof over 500 square metres. The fee is credited in full against the works if you proceed within 60 days. A quick quotation-only visit with no report is free.

What does waterproofing cost per square metre?

Liquid-applied polyurethane runs AED 85 to AED 140 per square metre depending on system thickness and how much preparation the deck needs. Torch-on bitumen membrane is around AED 110 per square metre. Adding thermal insulation board and protective screed takes it to about AED 160 per square metre.

What would a whole villa roof cost?

A typical 250 square metre villa roof stripped, prepared and re-waterproofed comes to AED 22,000 to AED 35,000 including parapet upturns, drain collars and a protective coat. The spread depends on how much of the old system has to come off and whether the screed falls need correcting. The survey report tells us which end you land on.

How quickly can you deal with an active leak?

We keep an emergency crew available seven days a week. The out-of-hours call-out is AED 750 and covers travel plus the first two hours of temporary sealing to stop water ingress. Permanent repair is quoted separately once the roof is dry enough to survey properly, usually 48 hours later.

What warranty do you give?

Ten years on full membrane and liquid-applied systems, backed by the manufacturer and registered in your name at handover. Five years on our workmanship for localised repairs and joint works. The warranty requires an annual inspection at AED 600, and we send a reminder before it falls due.

How long does the work take and can we stay in the building?

A 250 square metre villa roof takes four to six working days weather permitting. You can stay in the building throughout — access is from outside and the noisiest stage is the first day of grinding and stripping. Torch-on work has an odour, so we schedule it early morning on occupied roofs.

Are you licensed and insured?

Summit Line holds an Abu Dhabi DED building contracting licence and is registered with the Abu Dhabi Municipality for roofing works. We carry AED 5 million public liability and full workmen's compensation, and all crews hold working-at-height certification. Copies go out with every quotation.

Which areas do you cover and how do you invoice?

Abu Dhabi island, Mussafah, Khalifa City, Al Shamkha, Al Ain and Ruwais as standard. Dubai and the Northern Emirates carry an AED 400 mobilisation charge. Terms are 30 percent on mobilisation, 60 percent on completion of the membrane, 10 percent after the water test, invoiced in AED plus 5 percent VAT.
