What flooring do you supply and fit?

Engineered oak, solid hardwood, luxury vinyl plank, laminate, wall-to-wall carpet and vinyl sheet for kitchens and wet areas. We also do stair cladding, skirting and thresholds. We do not lay tile or natural stone, but we can recommend two contractors we work alongside regularly.

How much does flooring cost per square metre?

Supplied and fitted, laminate runs AED 85 to AED 130 per sqm, luxury vinyl plank AED 110 to AED 180, engineered oak AED 220 to AED 420 and carpet AED 70 to AED 160. Those figures include underlay, adhesive, skirting trim and removal of the old floor. Stairs are quoted per tread at AED 180 to AED 320.

Is the site survey free?

Yes. A surveyor comes out, laser-measures every room, checks the subfloor for moisture and level, and leaves samples with you. It takes about 45 minutes for an apartment and 90 minutes for a villa, and there is no charge and no obligation anywhere in Dubai or Sharjah.

Can I get a price before anyone visits?

I can give you a working estimate in chat if you tell me the room sizes in square metres and the material you have in mind. That number is usually within about ten percent of the final quote. The fixed price only comes after the survey, because subfloor levelling and door trimming are what move the total.

How long does the material take to arrive?

Stock laminate and vinyl are in our Al Quoz warehouse and can be fitted within three to five days. Engineered oak from our European suppliers is four to six weeks on indent, and carpet is around two weeks. We confirm the lead time in writing on the quote so you can plan around it.

How long does the fitting itself take?

A two-bedroom apartment of roughly 90 sqm is usually one and a half days. A four-bedroom villa is three to four days. If the subfloor needs self-levelling compound, add a full day for it to cure before we can lay anything on top.

Do you move furniture and take the old floor away?

We move standard furniture free of charge and put it back at the end. Pianos, safes, built-in wardrobes and anything requiring dismantling are quoted separately. Lifting and disposing of the old floor is AED 15 per sqm and includes the municipality tipping fee.

What guarantee do I get?

Fitting is guaranteed for two years against lifting, gapping and failed adhesive. Materials carry the manufacturer warranty, which is ten to twenty-five years on most of the engineered oak and vinyl ranges we stock. We register the warranty in your name and email you the certificate with the final invoice.

Do you work with contractors and building management?

About a third of our work is fit-out for offices, clinics and hotel apartments. We hold the trade licence and insurance certificates most building managements ask for, we can work nights and weekends where the building requires it, and we submit method statements and material approvals before starting on site.
